Yes, all works that the Works Team undertake have to be in line with current conversation area and listed building requirements, including planning and building control restrictions. Regular meetings are held with Islington Council staff to ensure ongoing compliance.
Some works the Works Team do will have Guarantees. This would apply to any new damp proof system installed and to complete roof replacements. Guarantees, though, only relate to defects arising from faulty materials and would not apply to general wear and tear or lack of maintenance.
Under the PFI contract, Partners are only contracted to undertake repair and renewal works to meet the Council’s Availability Standards as well as the Government’s Decent Homes standards. The contract does not, therefore, cover things such as soundproofing works, or general enhancement works to the street properties Partners manage on behalf of Islington Council.
Unfortunately, Partners cannot give permission for leaseholders to do their own internal decorations works (to communal areas). The Council has already included for such works to be undertaken by the Works Team, when the properties are being fully refurbished.
Again as above, the Works Team has been given responsibility within the contract to undertake repair or renewal works to windows. If renewal is required, the work will be undertaken by the Works Team. If only repair works are required and you wish for your windows to be replaced, then you may be able to seek our written permission to renew. You would still be liable for paying for the immediate repair works undertaken to your windows as well as your share of recharge towards any communal windows.
NO – where there is no communal meter and there is communal lighting, we will reimburse residents whose own electricity supply also serves communal areas.
Building Insurance is not intended to cover general repair, maintenance or renewal works. Buildings insurance exists to cover risks known as “insured perils” such as storm or flood damage, collision and subsidence.
No, your final window recharge will be based on the works done to your windows only and a share towards any communal windows in the building. If your windows only require minor works- then your recharge would be less than a dwelling which required complete repair or renewal works to be carried out.
Initially, if you are unhappy with how the works are progressing you should contact the Works Team. Or if you are concerned about your recharge you should contact the Leasehold Team. If you do not receive a satisfactory response you may decide to put in an official complaint to Partners.
